The difference between vacation homes and second homes is the amount of time you spend there, and whether you rent the property out. The Internal Revenue Service views a second home as a property you visit for at least 14 days per year, or use at least 10% of the time that you rent it out. Personal and rental use affect taxes in different ways. A second home is viewed as an investment property by the IRS if you spend less than 2 weeks in it, and you attempt to rent it the rest of the time.
